*Updated 11/15* Vibe Condos at 100 Western Battery Rd is Liberty Village’s third condo tower. Completed in 2010 by Monarch Group, Vibe is the third and final of three towers of the same complex, completed about 3 years apart. Vibe has 24 floors and 314 units in total.

One of the many perks of living in Vibe is that you have access to all of the fabulous amenities in both Battery Park and Zip Condos as well. All amenities can be accessed without having to go outside as the buildings are interconnected.

100 Western Battery Rd is a popular choice for buyers and does offer many of the same finishes you would expect from the newer buildings in Liberty Village. Let’s break it down and see what has been happening in 100 Western Battery over the past 6 months:

Over the past 6 months, there have been 19 MLS sales at Vibe, ranging in price from $225,000 to $488,000. Overall, prices appear to be increasing at a rate of 3.5% per year.

Studios/Bachelors: 2 sales in the past 6 months, both a little over 400sqft with an average sale price of $230,000 and 61 days spent on the market.

1-Beds: There have been 7 1-bed sales, with 1-beds ranging in size from about 433sqft to 754sqft. The seven that sold over the past 6 months ranged in sale price from $260,000 (about 430sqft, no parking) to $378,000 (528sqft + 300sqft terrace, with parking). 1+Den: 4 x 1+dens have sold in the past 6 months, ranging in size from 636sqft to 753sqft and in price from 100-Western-Battery-Road-lobby$330,000 to $402,000. Average days on market for these 4 units was 33 days.

2-beds: There were 6 x 2-bed sales over the past 6 months, ranging in price from $452,000 to $488,000. Layouts vary in size from 682sqft to 1111sqft for 2-beds. Most that sold were in the 840sqft range (give or take a few feet) and a lot of them have corner suite layouts. The average days on market for the 2-beds was 24 days.
